Leaking Toilet
To avoid damage to the home, if your toilet is leaking or will not stop running shut the water off a the shut off valve at the base/wall. Here is a helpful video TURN OFF TOILET SHUT OFF VALVE

If your Air Conditioner is running but not cooling
Check your filter and check that there is good airflow to the outside unit. The outside unit should be clean and free of grass/debris and should be cleaned at least once a year. Please also remember, as a general rule, you can expect your unit to cool the home 20 degrees below the outside temperature.

If the disposal does not turn on make sure it is plugged in under the sink. Over time the plug can come loose. If it still will not turn on please check for a tripped GFCI outlet and check the breaker at the electric panel box.

Smoke detectors save lives and we value yours! Batteries should be switched out twice a year, even if your smoke detectors are wired to the home battery back ups should be replaced regularly. If your home has gas it is also important to ensure you have natural gas detectors in the home.

You can upload details, photos, and even videos, to ensure the situation is handled as quickly as possible.
We understand that situations change and sometimes moving out is necessary. To make your move-out process as smooth as possible, we have compiled some important information on the move-out process for you.
Per your lease agreement, written notice to vacate is required in advance of the lease-term ending. Please see your lease agreement for details.
Normal wear and tear is expected. However, upon vacating, your home should be in the same, original, clean condition as when it was leased to you.
Please provide your forwarding address so we may mail your security deposit refunds and/or
your itemized statement for
any final charges.
After you have confirmed your move out, our staff will visit the property, conduct a move out inspection and asses all final damages at that time.
