All homes require maintenance and repairs from time to time. Often the issue can be resolved quickly and easily with a little DIY troubleshooting. If you are experiencing an issue with your home please try the following before submitting a service ticket.​

PLUMBING

Backed Up Toilet

Plungers are inexpensive and easy to obtain. Please try plunging a backed up toilet before submitting a service request.  Here is a helpful video BACKED UP TOILET

Toilet keeps running

 If your toilet keeps running or if it is not filing up completely here are some DIY tips HELPFUL INFORMATION ABOUT YOUR TOILET

Leaking Toilet

To avoid damage to the home, if your toilet is leaking or will not stop running shut the water off a the shut off valve at the base/wall. Here is a helpful video TURN OFF TOILET SHUT OFF VALVE

If you cannot turn the water off at the shut off valve you will need to turn the water off at the main cut off to the home. Here is a helpful video TURN OFF MAIN WATER CUT OFF

AIR CONDITIONING

Regularly changing the air filter is the most important step to ensuring your home is comfortable year round and that your system works properly. Making sure you have the right size filter is important, If you are not sure what size filter you need to buy here’s a helpful site AIR FILTERS.

If your Air Conditioner is running but not cooling

Check your filter and check that there is good airflow to the outside unit. The outside unit should be clean and free of grass/debris and should be cleaned at least once a year. Please also remember, as a general rule, you can expect your unit to cool the home 20 degrees below the outside temperature.

 If your Air Conditioner is not turning on

There can be a number of reasons why the air conditioner is not turning on, some are quick and easy to fix:

  • Do the thermostat batteries need to be replaced?
  • Is the breaker tripped at the main electrical panel?
  • Is the outside disconnect set to “on”?

HEATING

If your heater is not working

Here are some things you can check:

  • Is the thermostat set to heat and is the temperature programmed warmer than the home’s temperature?
  • Do the thermostat batteries need to be replaced?
  • Is the breaker tripped at the main electrical panel?
  • Is the main switch at the furnace set to “on”

ELECTRICAL

Many times if you are experiencing an electrical issue in only one part of the home it is quick and easy to fix.  If there is no power to the entire home make sure to check for outages in your area.

Here are some things you can check:

  • Has the GFCI switch been tripped and needs to be reset? If the issue is localized to one area of the home look for a tripped GFCI switch in that area.
  • Has the breaker been flipped at the electric panel box

GARBAGE DISPOSAL

PLEASE, NEVER PUT YOUR HAND INTO THE DISPOSAL!

If the disposal does not turn on make sure it is plugged in under the sink.  Over time the plug can come loose. If it still will not turn on please check for a tripped GFCI outlet and check the breaker at the electric panel box.

If there is power to the disposal but it will not turn it may need to be freed underneath the disposal using an allen wrench/hex key. Here’s a helpful video GARBAGE DISPOSAL REPAIR

REFRIGERATOR/FREEZER

A dirty or clogged water filter can affect the mechanical actions within your refrigerator, such as the Ice dispenser. Search your make and model of refrigerator to determine the replacement filter. This is also a helpful site FILTER FINDER

If your refrigerator is running constantly or not cooling properly there is a good chance it’s time to clean the coils.  Here is a helpful video CLEANING REFRIGERATOR COOLING COILS

SMOKE DETECTORS/CARBON MONOXIDE DETECTORS

Smoke detectors save lives and we value yours! Batteries should be switched out twice a year, even if your smoke detectors are wired to the home battery back ups should be replaced regularly. If your home has gas it is also important to ensure you have natural gas detectors in the home.

  • If a smoke detector is beeping DO NOT REMOVE the detector.
  • Changing out the battery should stop the detector beeping, if it does not please submit a service request.
  • Test smoke detectors and carbon monoxide detectors regularly.
  • Please note, it is a violation of your lease to remove safety devices from the home.

IF NONE OF THESE FIXES WORK FOR YOU...

If you are still experiencing an issue with your rental home, please submit a service request through your Tenant Portal by visiting www.mdregroup.com, click on Property Management and click on Current Residents & Resident Portal Log-In.  

You can upload details, photos, and even videos, to ensure the situation is handled as quickly as possible.

MOVE-OUT PROCESS

We understand that situations change and sometimes moving out is necessary. To make your move-out process as smooth as possible, we have compiled some important information on the move-out process for you.

NOTICE TO MOVE

Per your lease agreement, written notice to vacate is required in advance of the lease-term ending. Please see your lease agreement for details.

CLEANING CHECKLIST

Normal wear and tear is expected. However, upon vacating, your home should be in the same, original, clean condition as when it was leased to you.

FORWARDING ADDRESS

Please provide your forwarding address so we may mail your security deposit refunds and/or 
your itemized statement for
any final charges.

FINAL INSPECTION

After you have confirmed your move out, our staff will visit the property, conduct a move out inspection and asses all final damages at that time.
