After the recent opening of new-build grocery store, Fresh, by Brookshire’s in 2022, this 66,000-square-foot anchor tenant has attracted several neighboring tenants coming soon to this premier, mixed-use development, Fate Village. Phase one featured several major retailers, including Taco Bell, McDonald’s, Starbucks, and Heartland Medical opening by Quarter II 2023. At the end of 2023, Fate Village rapidly expanded with Jersey Mike’s, Great Clips, Wing Snob, Pet Supplies Plus, HotWorx, Starwood Cafe and more opening before 2024.
An additional nearby tenant expected to be delivered soon is Salad and Go, who began construction at the end of 2023. Alongside these established tenants are additional pad sites and suites available to lease. Coming soon to Fate is also the revitalization of their downtown. The City of Fate’s Downtown Revitalization Project is to introduce a walkable destination for residents to enjoy with mixed-use developments such as retail, restaurants, boutiques, live-above lofts, and more!
Currently under construction is the development of two Class A 3-story mixed-use buildings on the southwest corner of Greenhill and Brown, “The Park” and “Fate Place”. Estimated completion by Quarter I 2024. The Park will feature 18 live-above lofts, covering 14,980 square-feet, with three walkable retail suites totaling 7,200 square-feet. Fate Place will offer retail/office suites that total 27,642 square-feet. Tenants secured at Fate Place include Beer Geeks, Brew Pub, and Food Hall on the first level with the City of Fate occupying the third floor. 8,500 square-foot office space is now available on the second floor.
Additional businesses coming soon to Downtown Fate include Sauce & Vine Italian Restaurant and Canales Mixed-Use Building. Lafayette Crossing is a Business Oriented Development that will span over 267-acres along Interstate 30 to the south, M-L-T Railroad to the north, FM 551 to the east, and South Ben Payne Road to the west. Over the next 15-20 years, this long-term project will be constructed in phases.
Development plans include a business districted located within the western side of development, a mixed-use core near the new Woodcr5eek Boulevard extension, and a single-family residential district on the east side, closest to Downtown Fate. The development will boast almost 50 acres of landscape, walking trails, activity centers, parks, and an expansive even lawn. By incorporating office space, retail, restaurants, parks, and greenspace, this development will become a new destination for residents and visitors coming soon to Rockwall County.

This development represents more than just bricks and mortar; it symbolizes the city’s commitment to economic opportunity, distinctive identity, and managed growth. By embracing this opportunity, we will create a vibrant destination that not only enhances the quality of life for our residents but also generates positive economic impact and opportunities for businesses to thrive.”
An assortment of diverse shops, boutiques, and restaurants will offer a lively retail atmosphere, catering to the needs of both locals and tourists.

Royse City has taken on several new development projects alongside the Royse City Center. New developments are being planned behind the center, in line with Walmart.
Coming soon to Royse City will be Royse City ISD‘s second high school, Worthy Fate High School, set to open in 2027.
In its inaugural year, WFHS will commence operations, welcoming freshmen and sophomore students. Over the upcoming months, there will be ongoing initiatives for the development of school boundary zones, with opportunities for community input.
Worthy Fate has been named after Superintendent Kevin Worthy for his immense contributions to Royse City ISD.

Royse City Town Center is a 130,000 square-foot commercial development located at the southeast corner of Interstate 30 and FM 2642 that will feature mixed-use development. We would be remiss if we did not include the major, $1 billion new development coming to Rowlett, Texas, Sapphire Bay Marina. Included in this development is the Sapphire Bay Resort, which will feature 500 guest rooms, suites, and villas each with waterfront views overlooking Lake Ray Hubbard and the stunning, 7-acre man-made Sapphire Bay Lagoon, as well as more than 100,000 square feet of indoor and outdoor event space including two grand ballrooms, multiple sized breakout boardrooms, pre-function areas, event lawns, and a special event island. Coming soon to Rowlett are improvements to Downtown Rowlett. Downtown Rowlett recently opened The Village of Rowlett. This $34 million project introduced 225 urban living units and nearly 17,000 feet of activated commercial space making downtown Rowlett an ideal location for investments.
The City of Rowlett recently launched the process of creating a comprehensive Downtown Rowlett Strategic Plan for the 300-acre downtown area. They have released a notice to gather public input in the planning effort to ask the community to share their thoughts on the current state of the downtown area, as well as opportunities for its future. The survey was closed from feedback on February 12, 2024.
The city hopes to improve the downtown business core, the downtown DART station, the light industrial park, Herfurth Park, and downtown single-family and multi-family residential areas.
“This planning effort will envision the future of the district and craft a plan to guide future downtown development and character,” according to Melinda Bartram, Rowlett’s Downtown Manager.
The City of Rowlett has also recently introduced the following businesses in late 2023: Chick-fil-A, Dutch Bros Coffee, 151 Coffee, Planet Fitness, Crumbl Cookies, La Casita Coffee, Cheesesteak House, Salad and Go, KWench Juice Cafe, Counter Culture Frozen Yogurt, and Rowlett Car Wash. These retailers are now open and with so many developments coming so fast, Rowlett is obviously a hot-spot for growth in the Dallas-Fort Worth Metroplex. Stay tuned for more developments coming soon…
