Role Overview

We’re seeking an experienced Maintenance Technician to join our Property Management team. This is an in-house, full-time position based at a multi-family community in Terrell, TX. The ideal candidate will have a strong background in make ready, property maintenance, general repairs, appliance repair, interior painting and HVAC systems (EPA Certification desired).

You’ll play a key role in ensuring the comfort, safety, and satisfaction of our residents while helping maintain the value of the properties we manage.

Key Responsibilities

  • Make ready of homes as they are turned including thorough inspection, paint and repairs as needed.
  • Troubleshoot issues to determine necessary repairs.
  • Perform general repairs throughout the community. Examples may include minor plumbing and electrical, appliance repair, repairing drywall, painting, and repairing doors, fixtures and appliances and minor irrigation repair.
  • Diagnosis of repairs that require specialized technicians including communication and coordination with outside vendors.
  • Coordination and scheduling with management staff, agents and tenants as needed.
  • Quarterly air filter changes in all homes per an assigned schedule.
  • Annual inspections of homes and regular site visits and report findings to management staff.
  • Communicate with residents, record findings and manage and complete maintenance tickets through Yardi management software.
  • Orders supplies and materials needed for repairs and maintenance.
  • Provide timely feedback to management on any issues or needs.
  • Build solid productive relationships with team members and customers.

Required Skills

  • Minimum 5 years of experience in general maintenance and repairs.
  • Ability to lift up to 50 pounds and ability to use a ladder.
  • Valid driver’s license, reliable vehicle and standard tools.
  • Company van available, mileage reimbursement if personal vehicle needed.
  • Willing to work overtime and weekends, as needed for emergency situations.

  • Comfortable in a fast-paced environment and in dealing with ambiguity.
  • HVAC certification, plumbing license, electrical license a plus
