How to lease your rental home fast

Are you a property owner and landlord in need of tips on how to lease a rental home quicker? Here are our top tips for how to make your rental home lease faster, decrease the vacancy time, and get a new tenant in there now.

1. Ensure the Home is Appealing

You could add a new coat of paint to the walls, boost the curb appeal by doing some landscaping, and even refresh the kitchen with a new backsplash, or by painting the cabinets. To be more appealing to renters, also consider allowing pets and installing a washer and dryer in the unit.

2. Set the Right Price

Be sure to do your research! If you don’t have an expert or property management company to assist with Comps, then do your own research by looking at properties on Zillow and Apartments.com to see what similar-sized properties in the same neighborhood are renting for on average.

3. Write a Compelling Description

This is where you get to complement the property photos to make the property details really shine. You will want to cover all loveable features of the home, such as any energy efficient features, always the kitchen, even if you are just boasting about how “full of natural light” it is “with all the modern updates.” You can also include the gorgeous bonus of  “luxury vinyl plank flooring throughout the home,” or “spacious bedrooms all with walk-in closets.” People love hearing about the owner’s suite and ensuite as well. In addition, include community information such as amenities offered or close proximity to fine dining and shopping.

4. Photography Matters

It’s all about the photos! This is really what people are looking at, so you want photos that show off your property in the best light possible. You can typically get these for a small investment of about $100-$125 by a professional photographer, or take them yourself.  But if you want to lease fast, it’s a MUST to have good photos of each room of the property, and show it in its best light!

5. Create a Marketing Video for Social Media

Additionally, you can create a slideshow video of the photos for marketing on social media platforms. You will want to put the property on Facebook, Instagram, TikTok, and Twitter! You can even create a simple slideshow video using Vimeo or Canva which both have free trials or memberships for under $20 per month.

6. Create an Online Website for the Property

An online website with all details, photos, videos of the property can really make it shine. You can create this using Wix or WordPress. Wix has very user-friendly pre-built templates and the monthly fee is minimal.

7. Put Property on Major Third-Party Listing Sites

Finally, You will want to list the home on all major property marketing sites, including Zillow (just recently made FREE for property owners!), MLS, apartments.com, and Facebook Marketplace. This is where you can show off your professional photos and stellar marketing description that will have your property rented in no time at all.
