PROJECT: Find client a 2nd location in north Rockwall.

CHALLENGES: Client wanted a specific location in a limited, but emerging, retail market.

SUCCESS: Negotiated the lowest PSF rate in the center and a very generous TI package for 1st generation space.

International STEM Kit Company | Tenant Representation | 50,000 SF

PROJECT: Find lease space for distribution center for International Electronic STEM Educational Kit Company. 

CHALLENGES: Tenant needed light industrial space with office east of DFW with good access to interstate at very competitive rate. Worked with our contractors to demise 50,000 SF to meet tenant's needs from a building with over 1,000,000 SF, which presented many challenges.

SUCCESS: Able to demise space and negotiate TI package with extensive build-out at competitive rate, meeting client's pricing needs and coordinated build-out of space. 

Bahama Bucks | Rockwall, TX

PROJECT: Negotiate the lease of a new construction space that benefited Tenant, Franchisor & Landlord.

CHALLENGE: The shopping center had not broken ground and the Tenant had specific space layout requirements that had to also be approved by Franchisor.

SUCCESS: We were able to locate the Tenant in a prime corner space of the center that provided the layout, drive thru and patio requirements at a rate and term that benefits both the Tenant and the Landlord.

Wild Rose | Tenant Representation 

PROJECT: Find client space that would allow for expansion of retail business while providing location convenient to area wedding venues.

CHALLENGES: Client needed space quickly in a market with limited retail. Identify space that would showcase retail business and also accommodate service side of business, with good visibility within client's budget. 

SUCCESS: Negotiated competitive rate and TI package for 1st generation, build to suit, retail space on high traffic count road within 10 minutes of multiple venues with retail storefront and space for large walk in cooler. 

Marco's Pizza | Tenant Representation | 1,725 SF

PROJECT: Represented Marco's Pizza as tenant agent for lease in Heath Buffalo Plaza leased by M&D Commercial Group.

CHALLENGES: Ensure fiduciary responsibility to landlord (client) while representing tenant honestly and fairly as a customer. Terms of finish out, including delivery timeline, and TI allowance that would benefit both parties. 

SUCCESS: Lease executed bringing landlord a national franchise tenant that will help drive traffic to the center while finding tenant Class A lease space in a newly developing and quickly growing retail market. 

P&D's Mobile RV Service 

PROJECT: Represented a quickly growing business to find a central location that included office and warehouse space.

CHALLENGES: To find a flex space in a tight market that would serve as a corporate headquarters, training center and warehouse space with access for full size RV's. 

SUCCESS: Found tenant a space centrally located in DFW with easy access to multiple highways, serving tenant's needs and giving them room to grow in future, within budget and a freshly finished out space. 

 

508 & 520 IH-30 Royse City, TX

PROJECT: Investor client looking for value add property with in place income. 

CHALLENGES: Create a financial analysis plan allowing buyer to add value and increase cash flow on property. Negotiate repairs and price deduction for repairs not made by seller. 

SUCCESS: Tenuous negotiations, which ended in successful closing. Buyer engaged M&D Commercial to then ground lease a part of the property and also retained M&D Commercial to manage the center. 

 

3602 N. Belt Line Sunnyvale, TX

PROJECT: Market historic feed store, built in 1889, for sale

CHALLENGES: New owner would have to redevelop/renovate building and land, no city sewer to the property and property had been on the market for many years with no successful sale. 

SUCCESS: Negotiated a sale above market value and closed. The property has been transformed into Kearney's Feed Yard, offering gourmet backyard dining and live music. 

Tenant Representation | Rockwall, TX

PROJECT: Lease of office space in Rockwall, Texas.

CHALLENGES: Excellent location but needed to find the Landlord a Tenant that would complement the existing tenants with minimum disruption.

SUCCESS: Executed a lease with a credit tenant with minimum foot traffic.  

Tenant Representation | Royse City, TX

PROJECT: Lease of former salon retail space in Royse City, TX.

CHALLENGES: Find a quality tenant that would blind with existing tenants and drive traffic to the center.

SUCCESS: Executed a lease with a salon suites user.

PROJECT: Represent buyer of Industrial/Warehouse investment property.

CHALLENGES: Negotiate buyer favorable terms while acquiring rent rolls / estoppel certificates which were not readily available.

SUCCESS: Closed below market value, secured a great investment property for my client in a competitive market. Now we also manage the property.

PROJECT: To find the client 5+ acres of land and a repair shop for semi-truck parking and repair. 

CHALLENGES: Identifying available property with zoning allowing the parking of semi-trucks in a prime location and within the client's budget.

SUCCESS: Closed on 5.5 acres with a 5,500 SF repair shop with excellent highway access in southeast Dallas.

CHALLENGES: Negotiate tenant favorable terms in a competitive market in an existing space within a large medical office complex during renovations to the space while meeting a fast approaching deadline.

SUCCESS: Negotiated favorable terms, organized finish-out of space, and executed lease prior to deadline.

PROJECT: Help find the client medical space in Rockwall County with high visibility within budget. 

CHALLENGES: Tenant needed space to serve as medical office and that would also allow machining and production. Tenant required Rockwall County location and good visibility for storefront within a startup budget. 

SUCCESS: Negotiated a lease within budget and generous finish out allowance for a high traffic count retail space in a center with other medical co-tenants and close to the hospital.

CHALLENGES: Identify space and negotiate lease which matched client's needs in a very competitive market. 

SUCCESS: Tenant signed a multi-year lease with favorable terms in a highly visible location which has helped to increase their client base immensely.

PROJECT: Represent tenant to find office space in Rockwall, TX. 

CHALLENGES: Locate an office space in a complex which would meet all tenant's requirements within a tight budget.

SUCCESS: Negotiated tenant favorable terms in a desirable office complex with landlord covering much of the extensive renovation to space.

PROJECT: Identify investment property to purchase for client.

CHALLENGES: Convincing owner to sell property not listed for sale while meeting buyers' investment objectives in a low inventory market. 

SUCCESS: Negotiated a sale below market value for the purchase of an off market property.  M&D Commercial was retained to lease the property for the buyer following closing.
